Baylor is a quintessential Austin “tree-house” transformation. The Bungalow was completely remodeled to add additional space and unlock the existing interior spaces’ potential to be larger and more open. The house will comprise three levels when completed: a remodeled street level, reconfigured and separate apartment on lower level that follows the slope of the site, and a new top floor containing a primary suite. The rear of the house enjoys views over downtown Austin and is celebrated with generous new steel decks at all levels that sympathetically preserve a large heritage oak tree that anchors the house in terms of place-making and provides substantial shade.

 
 
 
 
 
 
 

The new top floor primary suite is designed as a refuge, with not only a sleeping area but space for piano playing as well. The views of downtown offer inspiration during both day and night in the live music city of Austin. Like the steel decks on all levels, this new floor is constructed from steel to ensure maximum openness and light.

 
 
 
 
 
 
 
 

The charm of the existing bungalow was retained in the front elevation and rooms. As one walks through the house “original” and “new” begin to reveal themselves through ever larger spaces until arriving on the outside deck at each level where views are most expansive and most open - thus the house embraces both tradition and modernity.

 
 
 
 
 
 
 

The transformation of the house harnesses its context to inform spaces and create ambiance. Great care was taken to celebrate the site and allow decks and side yards to become “pocket” destinations in their own right, adding variety to the interior spaces.
